What is Amendment C54mans about?

This is a privately funded amendment for rezoning part of the land at 104 Dead Horse Lane from a farming area to a residential area in accordance with the Mansfield Planning Strategy.

Why is the amendment needed?

The amendment is needed to allow additional residential land within the Mansfield Township in the face of the acute housing shortage. The amendment implements actions included within the Mansfield Planning Strategy to increase the available supply of residential land within Mansfield Township at this site.

This amendment will also introduce the Neighbourhood Residential Zone into our Planning Scheme. The introduction of this new zone, commonly used by other Councils within Victoria, allows Mansfield Shire to create neighbourhood character statements for the area. These statements make sure that all future development is consistent with the design and feel of particular areas within Mansfield Township. Compared to the current residential zone used in Mansfield (General Residential Zone), this new zone allows a maximum of 2 storeys compared to the 3 storeys that are allowable under the current zone. The Neighbourhood Residential Zone is needed to make sure that while development continues to happen, the character of Mansfield is protected in the process.

Public Engagement for the Amendment

Engagement for amendment C54mans concluded at 5pm 18 November. The amendment has now been adopted by Council and submitted to the Minister of Planning for approval to be implemented into the Mansfield Planning Scheme.

C54mans has now been approved by the Minister for Planning and all changes proposed by the amendment are now implemented into the Mansfield Planning Scheme.
